This delightful retreat for two is situated in the village of Llanarth with views of the church from the back garden. Llanarth is between the seaside towns of New Quay (2 miles) where you can see the resident dolphins or take a boat trip, and Aberaeron (4 miles) with its pretty harbour and colourful Georgian houses. There is a pub and village shop within walking distance. Ceredigion offers plenty for visitors to see and do throughout the year.

Accommodation

Formerly a farm building, the exterior retains its original identity and character, whilst the interior offers very spacious and comfortable accommodation. Entrance is into the one large open-plan room which is light and airy and has a full height open A-framed ceiling with exposed beams and lots of character. A few steps to the right lead you into the kitchen, living and dining area which has an attractive gallery rail.
Kitchen. The kitchen area has a comprehensive range of beech units and appliances including electric hob and oven, fridge with freezer compartment, microwave oven, dishwasher and an automatic washing machine. The owners offer use of their tumble drier and extra freezer space in the outhouse.
Dining Area. The dining area has a dining table and 4 chairs.
Sitting Area. The sitting area has a sofa, armchair, coffee table, TV, DVD and CD stereo system.
Bedroom. From the entrance and to the left is the sleeping area which is screened from the rest of the room. It is furnished with a double bed, wardrobe, chest of drawers, bedside shelf and table. Bedlinen and towels are included in the rental.
Shower Room. The adjacent shower room has a suite of shower cubicle, WC and wash hand basin.
Gallery. Stairs lead from the sleeping area to the galleried sitting area which makes a lovely spot to sit and read or just chill out on holiday. There is a plasma fire, comfy sofa, coffee table and a selection of books and local information.
A cot, highchair and stair gate can be provided. No pets. No smoking. There is full electric heating throughout the cottage, this is included in the rental from May to September and charged at a flat rate of £25 at all other times (please pay owner). There is parking for 2 cars on the farm yard.
Garden. French doors lead from the barn to the lovely large enclosed lawned garden with views over the churchyard to the church and beyond. Wisteria covers the exterior stone walls of the barn and established shrubs and garden furniture make this sun trap garden a pleasant place to relax.
