The property is in a beautiful location with a beautiful view.

Unfortunately the property is in need of upkeep and maintenance, The property is tired internally and although I appreciate it is up for sale the property should still be maintained to warrant the current rental and for the star rating to reflect the overall condition. The were several windows that couldn’t be opened or closed properly, the upstairs patio doors onto the balcony off both bedrooms required maintenance with one door not able to be opened. There were various taps and both showers that require repairs, the plugs had black mould on them and there was mould around the perimeter of the shower. The ground floor smelt of the boiler oil, thankfully the weather was kind so we were able to have the doors open for ventilation The kitchen is quite basic with little storage space. Thankfully we travelled as a couple and feel that it would have been difficult to prepare meals if the property was fully occupied. There was no welcome pack on arrival. The dishwasher ceased working and despite reporting this to Sykes with 5 days still left of our holiday no repair was undertaken despite several chasers to Sykes. On the upstairs balcony there were two planks that were working loose as was one of the planks in the utility room. Overall i would not recommend or return

The property is right by the sea, beautiful location, Amroth a lovely quiet place, lovely beach unfortunately the property didn't live up to expectations , it could be beautiful but seems a bit neglected, could this be because the property is for sale, plenty of room inside and a big bathroom, en-suite and upstairs toilet , decking and veranda to two bedrooms .

Badly stained curtains in one bedroom , a lot of cobwebs and generally needs an uplift .

Rock House is in a fabulous spot, right opposite the sea, and Amroth itself is a lovely village with a handful of shops, cafes and pubs all within walking distance.

Location-wise you couldn't ask for more. That said, a few things let it down. There was no welcome pack - we arrived on Saturday evening after the shops had closed, and even a pint of milk would have been very welcome. Soap was provided in only one of the three loos. We also arrived to no hot water and had cold showers until we eventually found the boiler and switched the hot water back on ourselves - some instructions would have made all the difference. The TV connection was very sporadic and streaming kept cutting out, so we ended up watching films on our laptops in the evenings. And one of the twin beds had a missing slat, which meant a week of uncomfortable sleep with the mattress sinking in the middle. A lovely house in a wonderful location that would be excellent with a bit more attention to the basics.
