Calm, relaxing, and in a pleasant area. Property The property is in need of significant TLC and reinvestment. It has a “rough and ready” feel and lacks attention to detail and maintenance. Both the front and back doors were difficult to open, catching on either the floor or the frames, which made them challenging for the children to use. The cooker extractor did not work, and several switches looked unsafe to touch. There were two small fridges that functioned but were not ideal for a family stay. The mains-powered smoke alarms were missing from their housings in all three locations throughout the house, although a single battery-powered alarm was present. This added to the general theme of “it will do.” Cleanliness There were large cobwebs and spiders that had clearly been in place for some time, with dust visible on many surfaces. The bathroom tiles require regrouting, and the cooker, oven, and extractor all need a deep clean. The extractor, in particular, does not work properly. Hot Tub The water was warm and clear, but the pump did not seem to function correctly. It felt more like air blowing through the jets than proper pressure. For a four-person tub, the jets did not operate simultaneously, and in some areas, they did not work at all. Facilities The Wi-Fi worked very well, and the TV was functional; however, Sky did not work on several key channels, including ITV and Channel 4. Welcome Pack The welcome pack was informative, though the numerous laminated instruction sheets placed around the property with additional rules and “do’s and don’ts” felt excessive and should be consolidated into the main pack. Overall We had a pleasant stay overall, but the property felt underwhelming and below the standard expected. Its “rough and ready” condition, lack of maintenance, and limited attention to detail made it disappointing. With proper reinvestment and care, it could be a much better experience, but as it stands, I would not choose to return.

Pleased to hear you enjoyed the setting of Ploony cottage and found it calm and relaxing, the doors are a little stiff in the winter as the wood expands slightly in the winter months if they are planned in the summer there are massive gaps and then very draughty so we choose not to alter them. The property is undergoing its 5 year electrical test which has now been completed which means that we have to have new fire alarms the electrician had fitted the bases but not completed the work as he was doing this inbetween guests. The battery one worked fine but now we have 4 shiny mains electric new ones throughout the property and a new consumer unit and all switches sockets etc are of the highest standard. The hot tub, you have to press the jet button twice to get the full benefit of the jets working. You are correct the sky box is a free view box so some of the channels dont work we dont subscribe to sky however the TV is a smart TV and you can connect to Bbc iplayer, ITVX netflix, prime and 100s of other steaming channels so guests do not usually find this a problem. The laminated sheets are in certain places as we have had problems in the past of guests not doing things correctly if you puf them in the pack guests dont always read them, this is something we have picked up over the years of holiday letting. Ploony cottage is a 500 yr old property it has the odd spider, to be expected of a property of its age along with a few other quirks, so sorry wasnt to your liking and hope you have a wonderful Christmas Property Owner

The property

Bleddfa 1 mile.

A traditional farmhouse, situated adjacent to Plooney Barn, in a pretty valley just outside the village of Bleddfa, Mid Wales.

The cottage is the perfect base for families or friends looking to relax and experience an idyllic, peaceful location in the stunning border countryside.

Set over two floors, there are three comfortable bedrooms and a family bathroom, as well as a traditional, well-equipped kitchen with a stone-flagged floor and dining area.

Across the hall is the cosy sitting room with a woodburner, where you can unwind after exploring the area.

Outside, you can sit on the patio in the calming garden, which has a raised veranda with a six-seater hot tub, sloping lawns and a further terraced lawned area looking across the valley and down to the idyllic cottage.

A mountain stream runs through the garden, which offers plenty of room to run and play, sit under the mature trees, or relax on the patio while the children enjoy exploring the large undulating garden.

This delightful farmhouse cottage is situated on a rarely used and ancient by-way, which enables you to walk to a local drink only pub in Llangunllo serving local real ales, being either a one or two mile walk away depending on which direction you choose, a wonderful opportunity to travel along paths used for hundreds of years in unspoilt countryside.

You are ideally placed to explore the green rolling hills and Knighton, making Ploony Cottage the perfect gateway in the Shropshire Hills AONB.

Knighton is linked with the walker’s town of Kington, by Offa’s Dyke that meanders through the countryside along the border between Wales and England, in the area known as the Welsh Marches.

It is a pretty market town, with the traditional landscape of Hergest Croft Gardens and its popular tea rooms.

The area also offers numerous outdoor activities, such as cycling, horse riding and walking, with Offa’s Dyke Path and Glyndwr’s Way just a short drive away, as well as lots of local gardens and golf courses.

Slightly further afield are Builth Wells and the Royal Welsh Showground, which host various annual events, the quaint town of Rhayader where you can visit the Red Kite feeding centre, and the Elan Valley Reservoirs.

Alternatively, visit Ludlow or Leominster, beautiful historic market towns where you can browse local producers and maybe try one of the many restaurants available.

A traditional cottage, nestled in a secluded valley, offering a delightful retreat in the rolling countryside of the Welsh Marches.

Note: This property has a Good Housekeeping bond of £150.
