“We had a lovely stay, in spite of constant heavy rain, in this lovely spacious house.”

It was warm with plenty of room for everybody to eat together, for the children to play. We really enjoyed having the large sitting room as well as the smaller tv room.Sports watchers loved hiding away! All the furnishings were high tech and worked brilliantly. We only had a slight problem with locking up at night before realising the instructions were embedded in the door jamb!! Loved every minute and expect to return often!

The property

Hoddell Pitch Cottage offers a peaceful haven on the edge of the Shropshire Hills National Landscape, nestled in the charming village of Kinnerton, Powys.

With generous off-road parking, sweeping views, and the comforting embrace of underfloor heating and a woodburning stove, this countryside escape is ideal for families or friends looking to unwind in nature’s embrace. As you arrive, the automated gates open to reveal a gravel driveway that curves gently toward the cottage, framed by open fields and distant hills.

The scenery alone invites you to pause and breathe in the quiet. Step inside to an open-plan living space that flows effortlessly from one area to the next.

A boot room sits just off the entrance, ready to hold coats, boots, and bags after a day of exploring. The utility room is tucked away for convenience, offering everything needed to keep things fresh during longer stays. In the kitchen, marble countertops and views over the neighbouring farm create a space that’s both functional and inviting.

The breakfast bar is perfect for relaxed mornings, while the dining area nearby sets the stage for shared meals and conversation. The sitting room is a place to linger, with parquet flooring underfoot and a woodburning stove set into an exposed brick fireplace.

Large windows frame the countryside, and patio doors lead out to the garden, where the landscape becomes part of the experience.

Underfloor heating adds a gentle warmth that makes every moment indoors feel indulgent. A second sitting room offers a cosy retreat for film nights, complete with a plush corner sofa and Smart TV. Upstairs, the carpet cushions each step as you ascend the grand stairwell, where a high ceiling and hanging light fitting create a sense of space and elegance.

A large window pours natural light across the landing. The three bedrooms—two king-size and one twin—are thoughtfully furnished with storage and soft touches that make you feel instantly at home.

One king room includes an en-suite with a walk-in shower, heated towel rail, WC, and a light-up mirror set against rich blue tones.

Each room offers views that greet you with serenity each morning. A family bathroom features a bath with shower over, basin, WC, and a light-up mirror, while a separate shower room adds flexibility for guests. Just outside, the garage houses a games room where table tennis awaits, along with a cloakroom for added convenience. The rear garden is a true highlight—step out through the patio doors and find yourself surrounded by wild meadow flowers and sweeping views.

Whether dining outdoors or simply soaking in the stillness, the space invites you to slow down.

The front garden, with its lawn and gravel, completes the picture. From medieval marvels like Ludlow Castle to the stately beauty of Berrington Hall and the riverside charm of The Weir Garden, the area offers endless opportunities to explore.

And each time you return to Hoddell Pitch Cottage, you’ll find the same sense of peace waiting to welcome you home.
